If you have lived here more than a few years, you have watched Avenida Del Mar cycle through tenants the way the tide cycles through the pier pilings. Some blocks feel settled. Others turn over in a season. This fall, the turnover is concentrated enough to be worth mapping, because the same stretch of downtown that has felt paused for two years is opening three restaurants inside a six-block radius while the Beach Trail finally reconnects North Beach to the Pier.
The thesis in one sentence: the corridor between the 200 block of Avenida Del Mar and North Beach is quietly rebuilding itself into a walkable evening loop for the first time since the 2024 landslide. For residents, that changes the geometry of a Friday night, not just the restaurant options.
The 200 Block of Del Mar is About to Feel Different
Three of the openings sit within roughly a block of each other, which is unusual for a downtown that typically absorbs one new tenant at a time.
Zov's Restaurant Group is bringing its California-Mediterranean concept to Avenida Del Mar, with the family behind the Tustin, Newport Coast, and Irvine locations converting a building they have owned for years into what they describe as a coastal, light, bright restaurant with indoor-outdoor dining, a large bar, and an upstairs private dining space overlooking Del Mar. Armen Karamardian has called the San Clemente restaurant a 2.0 reimagining of the brand, tailored to its coastal surroundings. The signal there is intent. A family operator does not spend years holding a building to open a copy of what they already run elsewhere.
A block away at 201 Avenida Del Mar, Broken Yolk Café, the San Diego breakfast and brunch franchise first opened in 1979, announced in June 2026 that the address would become the city's newest location, with veteran multi-unit operator Nick Harris leading the buildout. Breakfast on Del Mar has historically meant a short list of familiar spots. Adding a high-volume brunch operator to the middle of the street will change morning foot traffic patterns in ways every downtown business will feel.
And at 216 N. El Camino Real, Russ Bendel has opened Parlor, Woodfire Kitchen & Cocktails, a pizza americana and spirits-forward concept running dinner service only. Bendel is a known Orange County operator, and dinner-only signals confidence in downtown's evening pull rather than a hedge toward lunch traffic.
Read together, these three are not a coincidence. They are three separate operators making the same bet on the same six blocks in the same twelve months.
The Fourth Opening Sits Farther South, and It Matters for a Different Reason
Luna Grill is opening its 61st location at 700 S. El Camino Real, expanding its Southern California footprint into San Clemente. The chain was founded in 2004 by Sean and Maria Pourteymour in San Diego and serves Mediterranean-inspired dishes made with fresh ingredients.
The address matters. 700 S. El Camino Real is a different retail node from the downtown core, closer to the residential density south of the Pier. If you live between T-Street and Calafia, this is your walkable weekday dinner option, not another reason to drive north to Del Mar.
The Beach Trail Comes Back
The other change reshaping fall is not a business. It is a mile of pavement.
Passenger rail service through San Clemente was indefinitely suspended after a landslide in early 2024, while Metrolink worked to stabilize the hillside above the Mariposa Bridge on the San Clemente Beach Trail. Since 2021, emergency responses to damage in San Clemente alone have cost taxpayers over $40 million, and in early 2024, a landslide near Mariposa Point destroyed a portion of the city's Beach Trail and required the construction of a 12-foot temporary wall.
The fix is now in view. The project will build an approximately 1,400-foot-long catchment wall to protect the railroad and restore the Beach Trail area, with construction expected to be completed in the Summer of 2026 and Trail closures continuing between North Beach and Linda Lane during construction. As part of the Coastal Rail Emergency Project, the Beach Trail is being restored, with a new elevated trail constructed adjacent to the railroad tracks, providing unobstructed coastal views and a retaining wall with fencing.
For a resident, the practical read is this: the walking loop that used to connect North Beach to the Pier without leaving the coast is coming back, and it is coming back elevated, with better views than the version that closed. Pair that with a new brunch operator on Del Mar and a dinner-only pizza restaurant on El Camino Real, and the Friday-to-Sunday movement pattern shifts. You can, for the first time in two years, walk from Ole Hanson down the coast, up Del Mar for dinner, and back without the neighborhood detour through Buena Vista.
If you have been parking at Linda Lane out of habit because the North Beach lot was staging equipment, this is the fall to test the old routes again. Contractors have been staging equipment and materials in the North Beach parking lot and on a city-owned vacant lot at the corner of Avenida Estacion and Calle Deshecha.

- August 13, 2026 — Summer Beach Concert Series with Common Sense at the San Clemente Pier, 6:00 PM start.
- September 20, 2026 — The 30th Annual San Clemente Car Show at Historic Downtown San Clemente, 200 Avenida Del Mar, starting at 10:00 AM. The event features over 250 classic cars, live music, slot car racing, food, and free spectator admission. The trolley is the most convenient way to arrive, and a large bike parking area is available on-site.
- October 23, 2026 — The San Clemente Home Tour at Casino San Clemente, 9:00 AM.
The car show anniversary is the one worth paying attention to. The San Clemente Car Show has united classic car enthusiasts, families, and friends for an enjoyable summer day in the charming downtown of San Clemente since its inception in 1995. Thirty years of the same event on the same street tells you something about how downtown thinks of itself, and it lands on Del Mar three months after Zov's, Parlor, and Broken Yolk have had time to settle their menus.

The pieces individually are small. A pizza restaurant. A brunch spot. A trail reopening. A car show anniversary. Read together, they describe a downtown that is finishing a two-year pause.
For residents, the change is textural. The 200 block of Del Mar will have more reason to be crowded on a Saturday morning than it did last year. The Beach Trail will let you walk from the Ole Hanson end of town to the Pier without a detour. The south end of El Camino Real gets a weekday dinner option that does not require driving. And the calendar keeps its anchors intact.
